Application Process

• Each adult (18+) must complete a separate application and pay a non-refundable fee.
• Applications may take 1–3 business days to process and are reviewed in order of receipt.
• Screenings include credit, criminal background, rental history, employment, and references.

Qualification Standards

• Valid photo ID and SSN/ITIN
• Income ≥ 3x monthly rent (verifiable)
• Minimum credit score of 600
• No evictions or unpaid landlord judgments in past 5 years
• Responsible background with no violent or destructive patterns
• Non-smoker only
• Occupancy limited to 2 people per bedroom

Conditional Approvals

Applicants may still qualify with one or more of the following:

• Approved co-signer/guarantor
• Additional security deposit
• Advance rent payments

Deposit to Hold

• Non-refundable deposit (equal to one month’s rent) due within 24 hours of approval
• Applies toward security deposit once lease is signed
• Hold period not to exceed 14 days

Move-In Requirements

• Lease executed by all parties
• Rent + security deposit paid in full
• Tenant-paid utilities in tenant’s name
• Proof of $100,000 liability renter’s insurance
