Application Process
- Each adult (18+) must complete a separate application and pay a non-refundable fee.
- Applications may take 1–3 business days to process and are reviewed in order of receipt.
- Screenings include credit, criminal background, rental history, employment, and references.

Qualification Standards
- Valid photo ID and SSN/ITIN
- Income ≥ 3x monthly rent (verifiable)
- Minimum credit score of 600
- No evictions or unpaid landlord judgments in past 5 years
- Responsible background with no violent or destructive patterns
- Non-smoker only
- Occupancy limited to 2 people per bedroom
Conditional Approvals
Applicants may still qualify with one or more of the following:
- Approved co-signer/guarantor
- Additional security deposit
- Advance rent payments
Deposit to Hold
- Non-refundable deposit (equal to one month’s rent) due within 24 hours of approval
- Applies toward security deposit once lease is signed
- Hold period not to exceed 14 days
Move-In Requirements
- Lease executed by all parties
- Rent + security deposit paid in full
- Tenant-paid utilities in tenant’s name
- Proof of $100,000 liability renter’s insurance
