Fire or Gas Leak
- Tenant should immediately evacuate the premises and call 911.
- Once safe, tenant must contact the Property Manager.
- Property Manager will coordinate with emergency services and utility providers.
- Property Manager documents incident and notifies ownership if property damage occurred.
Flooding or Water Leak
- Shut off main water supply (tenant or manager if safe to do so).
- Notify Property Manager immediately.
- Property Manager dispatches emergency plumber and documents the situation.
- Communicate remediation timeline to tenant and ownership.
Power Outage or Electrical Hazard
- Tenant should report the issue to the utility company.
- If hazard (e.g., exposed wiring), tenant should evacuate and call 911.
- Property Manager must be notified and coordinate repairs.
- Document issue and resolution timeline.
Break-In or Security Incident
- Tenant must contact police immediately.
- After police report is filed, notify the Property Manager.
- Manager arranges for emergency repairs and secures the property.
- Collect police report copy and incident statement from tenant.
Tenant Health Crisis or Injury on Premises
- Call 911 for medical emergencies.
- Notify Property Manager as soon as possible.
- Document what occurred and gather witness statements if available.
- Notify ownership and initiate insurance reporting if applicable.
